NOTICE IS HEREBY GIVEN pursuant to a Final Judgment of Foreclosure filed September 30, 2025 and entered in Case No. 24000589CAAXMX, of the Circuit Court of the 5th Judicial Circuit in and for HERNANDO County, Florida, wherein U.S. BANK TRUST NATIONAL ASSOCIATION NOT IN ITS INDIVIDUAL CAPACITY BUT SOLELY AS OWNER TRUSTEE FOR RCF 2 ACQUISITION TRUST is Plaintiff and ALL UNKNOWN HEIRS, CREDITORS, DEVISEES, BENEFICIARIES, GRANTEES, ASSIGNEES, LIENORS, TRUSTEES AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ESTATE OF BARBARA J. CARROLL, DECEASED; ALL UNKNOWN HEIRS, CREDITORS, DEVISEES, BENEFICIARIES, GRANTEES, ASSIGNEES, LIENORS, TRUSTEES AND ALL OTHER PARTIES CLAIMING AN INTEREST BY, THROUGH, UNDER OR AGAINST THE ESTATE OF MATTHEW D. CARROLL, DECEASED; GUY WESLEY CARROLL A/K/A GUY W. CARROLL; UNKNOWN PERSON(S) IN POSSESSION OF THE SUBJECT PROPERTY; are defendants. DOUG CHORVAT, JR, the Clerk of the Circuit Court, will sell to the highest and best bidder for cash at the Hernando County Courthouse, 20 N. Main Street, Room 245, Brooksville, FL 34601, at 20 NORTH MAIN STREET, BROOKSVILLE in HERNANDO County, FLORIDA 34601, at 11:00 A.M., on December 30, 2025, the following described property as set forth in said Final Judgment, to wit:
LOTS 11 AND 12, BLOCK 1, ROLLING ACRES, ACCORDING TO THE PLAT THEREOF, AS RECORDED IN PLAT BOOK 6, PAGE 40, OF THE PUBLIC RECORDS OF HERNANDO COUNTY, FLORIDA.
Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the lis pendens must file a claim before the Clerk reports the surplus as unclaimed.
