ON A REZONING AND A
SPECIAL EXCEPTION FOR PROPERTIES
LOCATED IN PASCO COUNTY
PUBLIC NOTICE is hereby given that the Pasco County Planning Commission will hold a public hearing on Thursday, October 16, 2025, at the West Pasco Government Center, Board Room, 8731 Citizens Drive, New Port Richey, Florida, at 1:30 p.m., and that the Pasco County Board of County Commissioners will hold a public hearing on Tuesday, December 9, 2025, at the West Pasco Government Center, Board Room, 8731 Citizens Drive, New Port Richey, Florida, at 1:30 p.m., to consider applications for rezoning and/or conditional use pursuant to the provisions of the Pasco County Land Development Code, Chapter 400. All hearings will be conducted at the stated time or as soon thereafter as is practical on the following application(s):
1. Forty Nine Acres Inc / CL Shady Hills MPUD (RZ-7888) petition for a rezoning from a C-2 General Commercial District to a MPUD Master Planned Unit Development District for a parcel located on the east side of Shady Hills Road, approximately 725 feet south of the intersection of Shady Hills Road and County Line Road (06-24-18-0040-00002-5200) to allow for the development of a maximum of 160 platted townhomes.
2. Rowan Rd LLC/Rowan Industrial MPUD (RZ-7882) petition for a rezoning from a PO-2 Professional Office District to an MPUD Master Planned Unit Development to allow for the development of a maximum of 20,000 square feet of I-1 Light Industrial Park District uses. The Rowan Industrial MPUD is generally located abutting east of Rowan Road and approximately 400 feet northeast of the intersection Rowan Road & Plathe Road (Parcel ID No. 10-26-16-0000-02400-0000).

All hearings will be conducted at the stated time or as soon thereafter as is practical on the following applications:
3. Sharp Image Solutions Inc / 5036 Trouble Creek (SE-7887) petition for a special exception for an adult daycare in a R-4 High Density Residential District for a parcel located on the southwest corner of Trouble Creek Road and Terry Loop.
