NOTICE OF SALE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure entered on March 9, 2026, in Case No. 2023-CA-001588 of the Circuit Court of the Fifth Judicial Circuit, in and for Hernando County, Florida, wherein FREEDOM MORTGAGE CORPORATION, is Plaintiff, and NICHOLAS KOLEFF, BRECCA PYKE, SHERMAN HILLS HOMEOWNERS’ ASSOCIATION, INC., and THE INDEPENDENT SAVINGS PLAN COMPANY DBA ISPC are Defendants, the Office Doug Chorvat Jr., Hernando County Clerk of the Court, will sell to the highest and best bidder for cash beginning at 11:00 A.M. at the Civil Department, Room 245 of the Hernando County Courthouse, 20 N. Main Street, Brooksville, Florida, 34601on the 28th day of April 2026, in accordance with Section 45.031, Florida Statutes, the following described property as set forth in said Final Judgment, to wit:
