NOTICE is hereby given that Doug Chorvat, Jr., Clerk of the Circuit Court of Hernando County, Florida, will on May 12, 2026, at 11:00 a.m. ET, outside of Room 245 of the Hernando County Courthouse, 20 N. Main Street, Brooksville, FL 34601 in accordance with Chapter 45, F.S., offer for sale and sell to the highest and best bidder for cash, the following described property situated in Hernando County, Florida, to wit:

Lots 22 and 23, TALISMAN ESTATES UNIT 3, according to the map or plat thereof as recorded in Plat Book 16, Page 25, Public Records of Hernando County, Florida.
and
Northwest portion of Lot 24, TALISMAN ESTATES UNIT 3, according to the map or plat thereof recorded in Plat Book 16, Page 25, of the Public Records of Hernando County, Florida further described as follows: Beginning at the Northwest corner of Lot 24, TALISMAN ESTATES UNIT 3; thence proceed South 32°12’22” West, a distance of 134.48 feet; thence run North 82°24’77” West, a distance of 58.80 feet to the West line of said Lot 24; thence run North 00°38’48” West, a distance of 6.22 feet along the West line of Lot 24 to the Southwest corner of Lot 23; thence run North 52°29’25” East, a distance of 163.92 feet along the Northwesterly boundary line of Lot 24 to the point of beginning.

Any person claiming an interest in the surplus from the sale, if any, other than the property owner as of the date of the Lis Pendens must file a claim before the clerk reports the surplus as unclaimed.

If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
