The Planning and Zoning Commission of the City of Brooksville will hold a Public Meeting in the Joseph E. Johnston, III, City Hall Council Chambers, 201 Howell Avenue, Brooksville, Florida, on August 12, 2026 at 5:30 PM. The purpose of the meeting is a request to modify two conditions in the previously approved rezoning of a property from City of Brooksville PDP-R (Planned Development Project-Residential) and Hernando County Ag 9 Agricultural to City of Brooksville PDP-MU (Planned Development Project-Mixed Use). The approved zoning allows for the development of up to 1,450 residential units and up to 50,000 square feet of commercial floor space. The residential housing types proposed include conventional detached single-family units, villas, bungalows and townhomes. Located on the south side of Southern Hills Boulevard, north of Powell Road and east of U.S. Highway 41, the subject property is 462 acres in size and has Suburban Residential and Single Family/Multifamily Future Land Use designations. The conditions to be modified relate to the proposed fire services site and the number of parks to be provided for the development. AN ORDINANCE AMMENDING THE ZONING MAP AND APPROVING THE REZONING OF PROPERTY APPROXIMATELY 462.3 ACRES IN SIZE, GENERALLY LOCATED ON THE SOUTH SIDE OF SOUTHERN HILLS BOULEVARD, EAST OF U.S. HIGHWAY 41 (BROAD STREET) AND NORTH OF POWELL ROAD IN THE CITY OF BROOKSVILLE, FLORIDA, AND MORE PARTICULARLY DESCRIBED IN SECTION 1, FROM CITY OF BROOKSVILLE ZONING DISTRICT CLASSIFICATION PDP-R (PLANNED DEVELOPMENT PROJECT-RESIDENTIAL) AND HERNANDO COUNTY AG 9AGRICULTURAL) TO CITY OF BROOKSVILLE PDP-MU (PLANNED DEVELOPMENT PROJECT-MIXED USE); AND PROVIDING AN EFFECTIVE DATE.
