NOTICE OF INTENT TO CONSIDER DEVELOPMENT AGREEMENT BETWEEN CITY OF OLDSMAR, FLORIDA AND STANBERY DEVELOPMENT GROUP, LLC
Notice is hereby given that the Oldsmar City Council will hold a public hearing on Tuesday, October 20, 2026, at 7:00 p.m. at Council Chamber, 101 State Street West, Oldsmar, Florida. At the Public Hearing the Council will consider the approval of a development agreement between the City of Oldsmar and Stanbery Development Group, LLC, on the following item:

Property Location: Certain parcels of improved and unimproved land on the northwest corner of State Street West between Tampa Road and Washington Avenue in the City of Oldsmar, Pinellas County, Florida (Parcel IDs 24-28-16-89514-001-0010; 24-28-16-89514-003-0010; 23-28-16-63936-080-0010; 23-28-16-63936-080-0080; 23-28-16-63936-081-0010; and 23-28-16-63936-081-0140) containing approximately 8 acres inclusive of rights-of-way.
Requested Action: Approve the Development Agreement between Stanbery Development Group, LLC, and the City of Oldsmar for city-owned property located adjacent to and including City Hall.
Proposed Use: The proposed mixed-use project includes 240 residential units, approximately 19,650 sq. ft. of commercial space and a public plaza.
Proposed Population Density: The residential component is proposed at approximately 30 dwelling units per acre.
Proposed Building Intensities and Height: The residential component is proposed at four stories. The commercial component includes 19,650 sq. ft. of commercial space, with a proposed FAR of approximately 0.06 and a maximum height of one story.
All interested parties may appear at the Council Meeting/Public Hearing and be heard with respect to the proposed amended development agreement.
The above-referenced development agreement, including the master plan, and background materials are available at the City Clerk’s Office, City Hall, 100 State Street, Oldsmar, Florida 34677, Monday through Friday, 8:00 AM to 4:30 PM.
Persons are advised that if they decide to appeal any decision made at the Council Meeting/Public Hearing, they will need a record of the proceedings, and, for such purposes, they may need to ensure that a verbatim record of the proceedings is made. Verbatim transcripts are not provided by the City. Arrangements should be made with an outside agency, i.e., court reporter, in advance to obtain a verbatim transcript.
