NOTICE IS HEREBY GIVEN pursuant to the Final Judgment of Foreclosure dated the 13th day of June, 2025, and the Order on Plantiff’s Second Motion to Reset Foreclosure Sale dated the 12th day of March, 2026, and entered in Case No. 2024-CA-001135, of the Circuit Court of the Fifth Judicial Circuit in and for Hernando County, Florida, wherein EQUITY TRUST COMPANY CUSTODIAN FBO JOSEPH A. CASASANTA IRA, 33.33% UNDIVIDED INTEREST, EQUITY TRUST COMPANY CUSTODIAN FBO JOHN F KELLY IRA, 33.33% UNDIVIDED INTEREST, AND EQUITY TRUST COMPANY CUSTODIAN FBO DANIEL MANCINI IRA, 33.34% UNDIVIDED INTEREST, is the plaintiff, and ST. VINCENT HOME HEALTH CARE AGENCY LLC, JORDAN M. ARMSTRONG, SEVEN HILLS HOMEOWNERS ASSOCIATION, INC., and THE UNKNOWN TENANT NKA MICHAEL ARMSTRONG are the defendants. The Clerk of this Court shall sell to the highest and best bidder for cash at HERNANDO COUNTY COURTHOUSE IN ROOM 245, 20 NORTH MAIN STREET, BROOKESVILLE, FL 34601, beginning at 11:00 AM EST, on the 21st day of April, 2026, the following described property as set forth in said Final Judgment, to wit:

ANY PERSON CLAIMING AN INTEREST IN THE SURPLUS FROM THE SALE, IFANY, OTHER THAN THE PROPERTY OWNER AS OF THE DATE OF THE LIS PENDENS MUST FILE A CLAIM WITH THE CLERK BEFORE THE CLERK REPORTS THE SURPLUS AS UNCLAIMED.
